Over the years, we’ve been involved in a wide range of development in Pigeon Forge, including LeConte Convention Center and The Island. Community leaders approached our team, asking us to explore development opportunities at the end of the Parkway. In 2020, we found the ideal scenario in an old retail facility housed on 39 acres. Having been abandoned since 2007, it was a great candidate for redevelopment. The size of the property, existing infrastructure, and location gave the team plenty of room to dream. Our concept was the first of its kind for the Margaritaville brand, a camp-style resort. Camp Margaritaville, Pigeon Forge, offers two different accommodation options including a deluxe Lodge and an upscale RV Resort. Pair them with a 20,000-square-foot entertainment center and full resort-style amenities, and you have a premier family vacation destination in the foothills of the Smokies. In addition to its commercial achievements, the sprawling development supports the infrastructure of the community, providing 150 jobs and promoting continued economic growth.

Buffalo Harbor Marina, Buffalo, NY
This project was one of the first major inter-coastal waterfront revitalization projects for the city of Buffalo, NY, where private development monies were used to bring new commerce to a rapidly changing and revamped city economy. It’s an example of one of our many public-private partnerships. Working together with the Erie Canal Harbor Development Corporation, it was part of the Governor of New York’s vision for establishing the new, first-class 200-acre Buffalo Harbor State Park and improving the Outer Harbor.
