Over the years, we’ve been involved in a wide range of development in Pigeon Forge, TN, including the LeConte Convention Center and The Island. The mayor asked us to look into development opportunities at the end of the Parkway. In 2020, we found the ideal scenario in the old Boyd’s Bear 39-acre property. Having been abandoned since 2007, it was primed for development. The size of the property, existing infrastructure, purchase price, and location, made it ideal. Our vision was for the property to become one of the most dynamic places in Pigeon Forge. We now offer two different accommodation options: a deluxe Lodge and an upscale RV Resort - the first of its kind in the area and for the Margaritaville brand. Plus so much more. Today, it successfully supports the infrastructure of the community, providing 150 jobs, and promoting economic growth and development.

Lake Erie Marina, Buffalo, NY
This project was one of the first major inter-coastal waterfront revitalization projects for the city of Buffalo, NY where private development monies were used to bring new commerce to a rapidly changing and revamped city economy. It’s an example of one of our many public-private partnerships. Working together with the Erie Canal Harbor Development Corporation, it was part of the Governor of New York’s vision for establishing the new, first-class 200-acre Buffalo Harbor State Park and improving the Outer Harbor.
